Using AI to find a home? Here’s what I’d double-check.

A useful starting point
Buying a home starts with your life, not a search box. Where do you need to be? What payment feels comfortable? What would make the move worthwhile? Those are the questions I want us to answer first.
Artificial intelligence is becoming part of the home search. Florida REALTORS® is highlighting how buyers use it to sort properties and organize questions. I can see the value in getting your thoughts on paper. Before you make a decision, though, we need to check the information behind the answer.
If you’re buying in Pasco or Hernando
Use an AI tool to help separate your must-haves from your nice-to-haves. Maybe you need a shorter drive from Dade City or Wesley Chapel. Maybe downsizing in Brooksville or Spring Hill means less yard work and a layout that works for the years ahead. Start with your own priorities.
Then verify each home’s current price, status and listing details. Ask your agent about the source and when it was updated. A polished summary can still describe a home that is no longer available.
Check property records with the appropriate county property appraiser. Ask about flood information, association rules and any restrictions that could affect your plans. Have your lender and insurance professional review costs for the actual property. An online estimate is a starting point for questions, not a commitment from either of them.
If you’re selling on the Nature Coast
Buyers may discover your home through several websites and tools. That makes clear photographs, accurate details and consistent pricing especially useful. Tell your agent about improvements and provide the records you have. Let’s make it easy for someone to understand what your home offers.
I wouldn’t price a home from an AI answer alone. We still need relevant comparable sales, today’s competition and a conversation about your timing. Your next chapter deserves that attention.
