4,000 new homes are coming to Brooksville. Here is what that means for you.

The news

This week Metro Development Group broke ground on Sunrise Hills, a 1,100-acre master-planned community at Sunrise Hills Boulevard and Moonlit Path Road in Brooksville. When complete, it will hold nearly 4,000 homes from three national builders: D.R. Horton, Lennar, and DRB Homes. Planned amenities include a 2.5-acre sand-bottom lagoon, miles of walking trails, wellness features, and smart-home technology built into every home.

This is not a one-off. The same developer is behind Sandal Key, another Hernando County project with more than 3,000 homes expected to break ground in December. And just this week, Hernando County adopted the South Brooksville community redevelopment plan. Growth is not coming to Brooksville. It is here.

If you are buying

More new construction means more choices, and new homes compete directly with resale. Builders offer incentives when they need to move inventory, and that can create real opportunities for buyers who are patient and well represented. But do not assume a new build is automatically the better deal. Compare the total cost: lot premiums, design upgrades, HOA and CDD fees, and what the same money buys in an established neighborhood.

Whether you are looking in Brooksville, Spring Hill, Dade City, or Wesley Chapel, get a broker who will walk both sides of that comparison with you honestly. That is the job.

If you are selling

Here is the straight talk. When 4,000 new homes rise a few miles away, your resale competes with shiny and new. That does not mean your home loses value overnight. It means presentation, pricing, and positioning matter more than ever. The homes that sell fastest in a growing market are the ones that show beautifully, price to the comparable sales, and reach buyers before builder inventory piles up.

If you have been thinking about selling in Hernando County, the window before this wave of new supply arrives is worth a real conversation. Timing is part of strategy.

The bigger picture

At a county meeting earlier this month, residents called the pace of new housing "insane." I hear that frustration, and I also see the other side. Growth brings jobs, tax base, and new neighbors who become part of the community. The honest question is whether roads, schools, and services keep up. That is a conversation for all of us, and as someone who serves this community, I will keep showing up for it.

Brooksville is changing. My job is to help you make smart moves no matter which direction it grows.
