Thinking About Downsizing in Pasco or Hernando? Start Here.

By Steve Van Gorden, Broker/Owner, SVG Realty LLC |

The yard still needs mowing. There are rooms you barely use. And somewhere in the garage is a box you haven’t opened since the last move.

Sound familiar?

If you’re thinking about downsizing in Dade City, Brooksville, Spring Hill or elsewhere in Pasco and Hernando counties, start with what you want your days to look like. The house comes after that.

1. Decide what you want more time for.

Maybe it’s visiting family, traveling or spending Saturday doing something besides maintaining a house. Write down three things you want your next home to make easier. Those priorities give your search a purpose beyond square footage.

2. Look at the whole cost.

A smaller house doesn’t automatically mean a smaller monthly expense. Compare insurance quotes, property taxes, association fees, utilities and maintenance for the homes you’re considering. If a community handles the lawn, find out exactly what the fee includes. Put the details on paper before deciding what fits.

3. Make a plan for selling and moving.

Before you fall in love with another home, let’s look at what your current property could sell for and the work it may need. Then we can discuss timing, where you’ll stay during the transition and how a purchase would fit with your sale. You deserve a plan for both doors.

4. Start with one closet.

You don’t have to sort through a lifetime of belongings this weekend. Pick one manageable space. Decide what you use, what matters to you and what can go. Measure the furniture you want to keep before choosing your next floor plan. Give yourself time for the sentimental things.

5. Choose a home for everyday living.

Think about steps, storage, parking, upkeep and the distance to the places you visit regularly. A home can photograph beautifully and still make your day harder. Walk through it with your actual routine in mind.

Let’s talk through your next chapter.
