November Tax Bills: A Good Time to Check Your Next Move’s Real Cost
By Steve Van Gorden, Realtor®, Broker/Owner, SVG Realty LLC |
November brings a practical reminder for homeowners: take a look at your property tax bill before the holiday calendar gets crowded. I’d rather help you build a clear plan now than have an important detail get lost in a busy month.
Start with the bill you actually received
Pasco and Hernando tax collectors say annual property tax collection begins November 1. Both publish a 4% early-payment discount for November, followed by smaller discounts in December, January and February. Check the amount and payment instructions on your own notice, especially if you use an installment plan.
If your mortgage includes an escrow account, confirm with your servicer who will make the payment before sending money yourself. Keep your notice and payment confirmation with your home records.
Buying? The seller’s bill isn’t your budget
When you’re comparing Pasco County or Hernando County homes, an existing tax bill is a starting point for questions. Don’t assume that amount will be your future bill. Ask the county property appraiser for an estimate based on your purchase and exemption eligibility, then review the full monthly payment with your lender.
That matters whether you’re buying your first home in Dade City, moving to Wesley Chapel or comparing homes around Brooksville and Spring Hill. Insurance, association charges and maintenance belong in the same conversation.
Downsizing takes a fresh calculation
A smaller home on Florida’s Nature Coast may mean less upkeep, but compare the whole cost before deciding what you’ll save. Florida’s Department of Revenue explains that a homestead exemption doesn’t transfer to a new property. Eligible homeowners may be able to transfer some or all of their Save Our Homes assessment difference through portability.
If you’re selling and buying again, ask the property appraiser what you need to apply for and when. Your title professional can also explain the tax proration shown on your closing statement.
